If you are a customer, the seller's interest are first.
My responsibilty to a customer are:
* Treat all parties honestly and not knowingly give false information.
* Inform all customers and potential customers of the nature of my brokerage relationships with the seller.
(I will ask you to sign a disclosure form as required by NYS law.)
* Disclose material adverse facts pertaining to the physical condition of the property of which the REALTOR is actually aware.
Comply with the law, including the Fair Housing Act.
Here are the caveats:
A seller’s agent does not represent the interests of the buyer customer.
THEY WORK FOR THE SELLER TO SELL THE HOUSE.
There are limits on what an agent can do for a customer.
(ie. may not be able to disclose why a seller wants to sell.
or even how many days a house has been for sale.)
